Sakaja Announces New Nairobi Land Rates Starting January 2025

Landowners in Nairobi will begin paying new land rates from January 1, 2025, according to a notice issued by Governor Johnson Sakaja’s administration.

The rates, based on land size and value, were detailed in a gazette notice by the county’s Executive for Built Environment and Urban Planning, Patrick Mbogo. Residential, commercial, and agricultural properties will be taxed at 0.115 per cent of their land value annually.

Plots under 0.1 hectares will attract a flat rate of Sh2,560. Those between 0.1 and 0.2 hectares will pay Sh3,200, while land between 0.2 and 0.4 hectares will be charged Sh4,000. Land exceeding 0.4 hectares will attract Sh4,800.

If the new rates are lower than those of 2022, property owners will continue to pay the 2022 rate. If the new rates exceed double the 2022 rates, landowners will only pay double the 2022 rate, as per the 2019 draft valuation roll.

Landowners with pending objections or missing properties on the roll will pay the old rates until the Valuation Court resolves their cases. Sectional title holders are now required to open individual rates accounts.

Landowners with unvalued or omitted properties have been directed to contact the Chief Valuer at City Hall.

Land rates make up about 25 per cent of Nairobi’s own-source revenue. Other revenue streams include parking fees, business permits, building permits, house rents, billboards, and advertisements.
